As we approach the closing on your home, it is time to prepare for sign-off. As a buyer, this is the time when you will sit down with a notary to sign your loan documents. As a seller, you will also be sitting down with a notary but to sign papers for the payoff of your home loan and all necessary transfer documents. Here are a few helpful tips to help you feel prepared for what to expect:
Make sure to bring your Driver's License, State ID, or Passport with you to your signing appointment.
If you are buying the home, please bring a cashier's check with the remaining balance due into escrow for closing. You will find this amount on your estimated closing statement which will be provided to you prior to your signing appointment. You may also choose to wire funds directly into escrow. WARNING: Please triple check with escrow that you have the correct escrow account number and that the amounts are correct. We have recently seen large numbers of wire fraud, so it is better to be safe than sorry!
If you are selling your home, please have the account information ready for where you would like the funds sent at closing.
If you are unable to come to the title company for sign off, please let your agent or escrow officer know so that we can arrange for a mobile notary to come to you for the signing appointment. Mobile notaries will come to your home or meet you somewhere at your convenience.
Plan on being there for about 1.5-2 hours. It could take less time, but better to be prepared.
