Purchasing a home in a new development often grants you the ability to choose the finishes for your new home and add other upgrades to help make the transition into homeownership as easy as possible. There will be deadlines in place for different areas in the home (call cuts) where options need to be chosen in order for the builder to keep on track with their building schedule. Here are a few things to consider prior to your first trip to the design center:
1. The sales office may have a list of items to choose from for each cut deadline and the price associated with that upgrade.
2. Prioritize what areas are most important to you. Especially if budget is an issue, consider doing projects by level of difficulty in completing in the future. For example, it is much more difficult to replace flooring after you have your furniture in than before.
3. Is there any seller credits in the design center? Sometimes (even in this hot market) builders will offer $5,000-10,000 credit towards upgrades in the design center. Every dollar helps!
If asked, I always do my best to attend the design meetings to help with any design choices you are having difficulty with. As a Realtor, I see so many homes each day that I like to think that I have acquired a good eye for these things. :-)
